programing problem with pic16f627a

hello im useing pic kit 3 with mp labs cant seem to program pic16f627a with 32 hex file . pic16 is blank when i go to program it say no memory . then it says programe complete .but its still blank .any suggestions would be great.

yeah im rebuilding it the last one i made the tracks on the board come off .

all so lot of fake 2sc1971 transistors on aliexpress ive had two lots of fakes now .i will be trying some other seller on there till i find some that work. 2sc1971 transistors .there a bit pricey on ebay for just one .lol .

If you are struggling to lock your pira. Then all you have to do is stretch out your coil 1 then you should be able to go to top of the band at say 108
